The doors we work on at industrial sites

Our work is the doors that carry freight. That means four kinds of job:

  • Sectional overhead doors on warehouses and plants: high-cycle springs and cables, bent sections and track after forklift or truck strikes, worn rollers and hinges, and doors that drift or won't seal.
  • Loading dock doors: doors knocked out of track by trailers, crushed bottom sections, torn bottom seals and weatherstripping, and doors that won't open fully for high trailers.
  • Rolling steel doors on industrial buildings and yards: jammed curtains, bent or torn slats, lost barrel spring tension, bent guides, chain hoists and operators.
  • Maintenance programs: scheduled checks, lubrication, balance and safety tests, and a written record for each door.

We don't do storefronts, offices, parkades or homes. Every crew visit is to an industrial building.

How a repair or service visit gets booked

Call or use the form and tell us the door size, rough age, panel or curtain type, the operator brand if there is one, and send photos of the damage and the spring and cable area. Photos let us bring the right sections, rollers and hardware on the first trip.

We then give you a quote before any work starts. Once it's approved, we pick a time that suits the floor: early, late or between shifts. If several doors need work, they go into one visit and we work through them in order, so the rest of the dock stays open.

Most spring, cable, roller and seal repairs take a few hours per door. Replacing several sections, a track run or a curtain section takes longer, and we tell you that up front.

Why industrial doors fail and how maintenance helps

A busy warehouse door can cycle more in a month than a standard door is built for in a year. Standard springs wear out fast under that load, rollers and hinges loosen, and an out-of-balance door strains the operator until something gives. Add forklift and trailer strikes at the dock and doors go down at the worst time.

Scheduled maintenance catches most of this early. On each visit we check springs, cables, rollers, hinges and track, lubricate moving parts, test balance and the safety reverse, check seals and note anything that needs repair. You get a written record for every door, which helps with budgets and with insurer or landlord requests for maintenance history.

Common questions

What kinds of buildings do you work on?
Industrial sites only: warehouses, distribution centres, manufacturing plants, yards and industrial units. We don't work on storefronts, offices, strata buildings or houses.
Which cities do you cover?
Vancouver, Surrey, Burnaby, Richmond, Langley, Abbotsford, Coquitlam, North Vancouver, Delta, Maple Ridge, New Westminster and Port Coquitlam.
Can repairs be scheduled around our shifts?
Yes. Visits can be booked early, late or between shifts, and we plan them so only one door is out of use at a time.
Will we get a price before the work starts?
Yes. You get a quote before any work starts. Sending the door size, type, operator brand and photos helps us quote accurately.
Do you repair dock levellers?
Our work is the doors at the dock, not the leveller. Ask when you call and we will tell you what we cover at your dock.
