Working on the hood and barrel of a large rolling steel door

The short version

For industrial rolling steel door repair in Vancouver and across Metro Vancouver, Industrial Garage Door fixes curtains jammed in their guides, bent or torn slats, barrel springs that have lost tension, guides knocked out of line, damaged bottom bars, chain hoists and the operators that run them. Most guide, slat and tension repairs take a few hours, and individual slats can often be replaced.

  • Bent or torn slats can often be cut out and replaced with matching ones
  • A door that's hard to lift usually has a barrel spring that has lost tension
  • Never force a curtain that's off its guides, as it bends more slats
  • Manual rolling doors can often be motorised if the curtain and barrel are sound
  • Most guide, slat and tension repairs take a few hours

Rolling steel door faults we repair

Rolling steel doors close off yards, bays and industrial units, and they fail in their own ways:

  • The curtain jams in its guides
  • Slats are bent or torn after an impact
  • The door is hard to raise by chain hoist or won't stay up
  • Barrel spring tension is gone and the door drops
  • Guides are bent away from the wall
  • The operator hums but the curtain won't move
  • The bottom bar and seal are damaged on a large door

If the curtain has jammed, leave it where it is. Forcing it up or down bends more slats and turns a small repair into a curtain section.

Curtain, slat and guide repairs

When a rolling door takes a hit, the damage usually sits in a few slats and one guide. Bent or torn slats can often be cut out and replaced with matching ones, so the rest of the curtain stays in service. Guides pushed away from the wall are straightened or replaced and reset in line, and a damaged bottom bar and seal are replaced so the door closes flat.

When a whole curtain section or the barrel is damaged, the job takes longer. We look at the door first and tell you which repair it needs before any work starts.

Spring tension, chain hoists and operators

A rolling door that fights you on the chain hoist almost always has a barrel spring that's lost tension. Retensioning or replacing the spring makes the door easier to raise by hand or chain and takes strain off the operator. A door that drops on its own has the same cause and needs to be taken out of use until it's fixed.

When an operator hums but the curtain doesn't move, the problem can be the operator itself or a door that's too heavy or jammed for it to lift. We check the door before the motor. Manual doors can often be motorised if the curtain and barrel are in good shape, and we say so plainly if repairs are needed first.

Common questions

Can single slats be replaced on a rolling steel door?
Usually. Bent or torn slats can often be cut out and replaced with matching slats, rather than replacing the whole curtain.
Why is our rolling door so heavy to lift?
The barrel spring has most likely lost tension. Retensioning or replacing it makes the door easier to raise by hand or chain and takes load off the operator.
Can you add an operator to a manual rolling door?
Often, if the curtain and barrel are sound. We check the door first and tell you if it needs repairs before an operator goes on.
Should we try to force a jammed rolling door?
No. Forcing a curtain that's off its guides bends more slats. Leave it in place and send us a photo when you call it in.
What details help you quote a rolling door repair?
The width and height, whether it's chain-operated or motorised, the operator brand if there is one, and photos of the guides and any damage.
How long does a rolling steel door repair take?
Most guide, slat and tension repairs take a few hours. Replacing a curtain section or the barrel takes longer.
