Rolling Steel Door Repair in Richmond

Richmond sits on flat delta land near sea level, with damp air and wind off the Strait of Georgia. We repair the large rolling steel doors on its warehouses and distribution centres.

Working on the hood and barrel of a large rolling steel door

The short version

Rolling steel door repair in Richmond deals with the damp. The high water table and wind off the Strait of Georgia speed up rust on guides, springs and hardware, and flat lots let water pool at worn bottom seals. We replace slats, retension barrel springs, fix guides, bottom bars and operators, quote before work starts, and keep only one door out at a time.

  • A high water table keeps concrete damp through the wet season, so bottom bars and seals wear faster
  • Damp air rusts springs and hardware sooner than in drier parts of the region
  • Flat sites mean water pools at the door when the bottom seal is worn
  • Most repairs take a few hours

Rust, wind and water at Richmond loading areas

Richmond is flat, open and close to the water. It gets less rain than the North Shore but more wind off the Strait of Georgia, and the high water table keeps ground and concrete damp through the wet season.

On a large rolling steel door, damp air works on the barrel spring, the guides and the fasteners holding them to the wall. Rust in the guides adds drag, and a spring that's corroding loses tension sooner. At the bottom of the door, flat slabs let water pool where a worn seal no longer meets the floor. Wind pushes rain under the gap.

We replace bottom seals and bars, clean and realign guides, and retension or replace springs. During the damp months, it's worth having doors that already feel heavy looked at before they stop.

Bent slats and guide on a large rolling steel door

How we repair a large rolling curtain

We start by looking at the whole door. A curtain that drags may have a bent slat, a guide out of line, rust in the track or a spring losing tension, and often more than one.

Bent or torn slats are cut out and replaced with matching ones. Guides pushed away from the wall are straightened or replaced and anchored again. Barrel springs are retensioned or replaced so the curtain balances. Damaged bottom bars and seals are swapped out. When the operator hums but the door won't move, we check the door first, then repair the operator or chain hoist.

Most guide, slat and tension repairs take a few hours. Curtain sections and barrels take longer.

Booking around your shifts

To quote, we need the door's width and height, whether it's chain or motor operated, the operator brand and photos of the guides and damage. The quote comes before any work starts.

We work Mon–Sat, 7am–7pm, and plan the job around your shifts and shipping windows. Only one door is out at a time, so receiving and outbound keep running. We also cover Delta, Vancouver, Burnaby and New Westminster.

Richmond: local conditions

  • Richmond's high water table keeps concrete damp through the wet season, which wears bottom seals
  • Damp air rusts guides, springs and hardware faster than in drier parts of the region
  • Wind off the Strait of Georgia drives rain under worn bottom seals
  • Flat sites from Shellmont to East Richmond let water pool at the door

Common questions

Our door guides are rusting. Do they need replacing?
Not always. Light rust can be cleaned out and the guide realigned. Guides that are badly corroded or bent away from the wall are replaced and anchored again.
Why is water pooling inside the door?
Flat slabs let water collect where a worn bottom seal no longer meets the floor. A new seal, and sometimes a new bottom bar, closes the gap.
The door drops when we let go of the chain. What's wrong?
The barrel spring has usually lost tension. We retension or replace it so the door stays where you leave it.
Can we replace a few slats instead of the curtain?
Usually. Bent or torn slats can often be cut out and replaced with matching ones.
A curtain has come off the guide. Should we try to close it?
No. Forcing it bends more slats. Leave it, keep the area clear and send a photo.
Will you shut down more than one dock door at once?
No. We take one door out at a time and plan around your shipping windows.
