Richmond Warehouse Door Repair on Damp, Low-Lying Sites

Richmond sits on flat delta land near sea level. That damp, windy setting is hard on overhead door hardware, and it's most of what we fix on Richmond warehouse and distribution doors.

Replacing a bent section on a large warehouse door

The short version

Warehouse door repair in Richmond often starts with rust. The high water table and damp air corrode tracks, hinges and springs faster, and wind off the Strait of Georgia drives rain at worn seals. We replace springs and cables, rusted rollers, hinges and track, bent sections from forklift or truck strikes, and worn seals. Most jobs take a few hours, with a quote before any work starts.

  • Damp air and a high water table rust tracks, hinges and springs faster than inland
  • Flat sites let water pool at the door when the bottom seal is worn
  • Large, heavy insulated doors put more load on operators and springs
  • Safety sensors knocked out of line are a common reason a door won't close
  • Quote before work, one door out at a time

Rust on tracks, hinges and springs

Concrete and ground stay damp through Richmond's wet season because of the high water table. Add wind off the Strait of Georgia and steel hardware corrodes faster than it would further inland. Rust on a spring shortens its life. Rust in a track makes rollers drag, and a dragging door strains the operator.

We replace rusted rollers, hinges and track sections, and change springs and cables that show corrosion before they fail. The damp months are when these problems show up, so autumn is a good time to have the hardware checked.

Cold snaps in winter still cause spring breaks here. A spring weakened by rust is usually the first to go.

Large doors, operators and sensors

Many Richmond warehouses run wide, heavy insulated sectional doors. When the springs weaken, the operator takes up the extra weight and starts to fail. Before we touch an operator, we check the door's balance, because an unbalanced door will wear out a new operator too.

Safety sensors out of line are another frequent call. A forklift brushes the sensor bracket, the beams no longer line up, and the door reverses or won't close. It's a quick fix, but check for impact damage to the track at the same time.

Water pooling at the door, and how we schedule

Flat sites mean rain has nowhere to go. With a worn bottom seal, water pools at the opening and runs onto the floor. We replace bottom and perimeter seals and confirm the door closes evenly.

Most spring, cable and roller repairs take a few hours. Replacing several sections or a full track run takes a day or more. We plan the work around your shifts and shipping windows, Mon–Sat, 7am–7pm, and keep only one door out at a time.

We work across Richmond, from East Richmond and Shellmont to Brighouse and Steveston, and also serve Delta, Vancouver, Burnaby and New Westminster.

Richmond: local conditions

  • The high water table keeps ground and concrete damp through the wet season, which speeds rust on hardware
  • Wind off the Strait of Georgia drives rain at door seals
  • Flat sites let water pool at the door if the bottom seal is worn
  • Damp months are when rust and seal problems show up, and cold snaps bring spring breaks

Common questions

Why does our door hardware rust so quickly?
Richmond's damp air and high water table keep steel wet for much of the year. Tracks, hinges and springs corrode faster than they would inland. Regular checks catch it before a part fails.
The operator on our big door keeps failing. Should we replace it?
Check the door first. On large, heavy doors, weak springs leave the operator lifting the extra weight. We balance the door before deciding anything about the operator.
Our door reverses before it closes. What's wrong?
Often the safety sensors are out of line, sometimes after a forklift bumps the bracket. We realign them and check the track for damage at the same visit.
Can bent sections from a truck strike be repaired?
Usually. We replace the damaged sections, struts, track or brackets on their own. If most of the door or track is bent, we'll say so before you commit.
Can repairs be scheduled around our shipping windows?
Yes. We book early or between shifts within Mon–Sat, 7am–7pm, and only one door is out of use at a time.
