Burnaby Industrial Overhead Door Repair

We repair sectional overhead doors on Burnaby warehouses, distribution centres and manufacturing plants, from the South Slope near the Fraser up to Burnaby Mountain.

Replacing a bent section on a large warehouse door

The short version

Industrial overhead door repair in Burnaby means fixing broken high-cycle springs and cables, sections and track bent by forklifts or trucks, worn rollers and hinges, and bottom seals that let water in. Most spring, cable and roller repairs take a few hours. Section or track replacements can take a day or more. We quote before any work and keep only one door out of service at a time.

  • Rainfall rises with elevation, so sites up toward Capitol Hill and Burnaby Mountain see more wet-weather wear
  • Sloped approaches put extra wear on bottom seals and can let water in
  • Heavier insulated doors are harder on springs and operators when they fall out of balance
  • Spring breaks rise on cold winter mornings
  • Quote first, with repairs fitted around your shifts

Water at the door bottom

Heavy rain is what shows up a gap in the bottom seal. On Burnaby sites, the problem is often worse where the apron slopes toward the door, which puts extra wear on the seal and lets water run under it. Once water reaches the floor, it sits under racking and wets pallets near the opening.

Higher ground gets more of it. Rainfall rises with elevation, so buildings up toward Capitol Hill and Burnaby Mountain stay wetter and cooler than those near the river. Ravine parks and greenbelts also keep many sites shaded and damp.

We replace worn bottom and perimeter seals and check that the door closes level. If the bottom section is bent from a hit, a new seal alone won't close the gap, so we fix the section first.

Balance, springs and heavy insulated doors

Insulated sectional doors are heavier, and the springs carry nearly all of that weight. When a spring weakens or breaks, the door drifts down, won't hold open for loading, or leaves the operator straining to lift it. That strain wears out the operator early.

Spring breaks rise on cold winter mornings in Burnaby, especially on doors with springs at the end of their cycle life. On busy doors we fit high-cycle springs, which cost more up front and last much longer.

If a spring or cable has gone, take the door out of use and keep people and forklifts out from under it until we've repaired it.

Other repairs and how we book them

  • Sections, struts and track bent by forklift or truck strikes
  • Worn rollers and hinges on doors that cycle all shift
  • Doors jammed in their track after an impact
  • Cable and drum damage

Most spring, cable and roller work takes a few hours. Replacing several sections or a full track run can take a day or more. We work Mon–Sat, 7am–7pm, starting early or between shifts so the door is down for as little time as possible.

We also serve New Westminster, North Vancouver, Vancouver and Surrey, along with Burnaby sites near Lougheed, Brentwood, Edmonds and Metrotown.

Common questions

Why is water getting in under our overhead door?
Usually the bottom seal is worn, or the door no longer closes level. A sloped apron makes it worse. We replace the seal and fix any bent bottom section so the door closes tight to the floor.
Our insulated door is drifting down. Is that a spring problem?
Most likely. A door that won't stay open is usually out of balance from a weak or broken spring. It also makes the operator strain, so it's worth fixing early.
Can a forklift-damaged door be repaired instead of replaced?
Often. Damaged sections, struts, track and brackets can usually be swapped out on their own. If most of the door or track run is bent, we'll tell you repair may not be worth it.
Should we keep using a door with a broken cable until you arrive?
No. Take it out of use, keep people and forklifts out from under it, and leave it secured until it's repaired.
Can you work around our shifts?
Yes. We can book early in the day or between shifts, inside our Mon–Sat, 7am–7pm hours, and only take one door out at a time.
