Warehouse and Industrial Overhead Door Repair in Vancouver
We repair large sectional overhead doors on Vancouver warehouses, distribution centres, plants and industrial units, with each job booked around your shifts so only one door is down at a time.

The short version
For warehouse door repair in Vancouver, we fix broken high-cycle springs and cables, bent sections and track from forklift or truck strikes, worn rollers and hinges, and doors that drift or won't seal. Most spring, cable and roller jobs take a few hours. Replacing several sections or full track runs can take a day or more. You get a quote before any work starts, and we work Mon–Sat, 7am–7pm.
- Cold snaps bring a jump in broken springs, even in a mild Vancouver winter
- Damp weather from October to April wears rollers and bottom seals all year
- Tight access on city sites means lifts and parts need to be planned ahead
- One door is taken out of service at a time, timed around shifts and shipping windows
- Written quote first, then the repair
How Vancouver's wet, mild climate wears industrial doors
Most of Vancouver's rain falls between October and April, and frost only shows up on a handful of nights. That sounds easy on equipment, but steady damp is what wears a high-use door. Rollers lose their bearings, hinges loosen, and the bottom seal hardens and splits where it meets wet concrete.
The cold nights matter too. When a spring is already near the end of its cycle life, a cold snap is often what finishes it. We see a jump in broken springs every time the temperature drops, from sites near Marpole to the east side around Hastings-Sunrise and Renfrew-Collingwood.
A door that cycles all shift in damp air should have its rollers, hinges and seal looked at before winter, not after the spring lets go.

Repairs we handle on Vancouver warehouse doors
- Spring and cable failures. A broken high-cycle spring usually leaves the door stuck part way. We replace it and check the cable drums and the matching spring.
- Impact damage. A forklift or truck strike can bend sections, struts and track. Damaged parts are usually replaced on their own.
- Wear from heavy cycling. Worn rollers and hinges make a door shake, bind or run noisy.
- Balance and drift. A door that creeps down or won't hold open for loading is out of balance, and that also strains the operator.
- Seal gaps. A tired perimeter or bottom seal lets cold air and rain onto the floor.
Planning door work on a tight city site
Space is often short around Vancouver industrial buildings. Trucks, stacked product and tight approaches all make it harder to stage a lift and lay out long track sections. We ask about access before we book, so the right parts and equipment arrive on the first visit.
We plan the work around your shipping windows. If you run several dock doors, only one is out at a time and the rest keep moving freight. Early starts are available inside our Mon–Sat, 7am–7pm hours.
We also serve sites in North Vancouver, Burnaby, Richmond and New Westminster.
Vancouver: local conditions
- Most rain falls from October to April, so damp is the main wear factor on rollers and seals
- Frost comes only on a handful of nights, but cold snaps still bring a jump in spring breaks
- Tight access around city sites makes repairs harder to stage, so we plan equipment in advance
- We cover Vancouver from Marpole and Killarney to Mount Pleasant and Hastings-Sunrise
Common questions
- Can a door that took a forklift hit be repaired?
- Usually. Bent sections, struts, track and brackets can be replaced one by one. If most of the door or the whole track run is bent, we will tell you plainly that repair may not be the better spend.
- Why do springs break more often in cold weather?
- Steel loses some flexibility in the cold, and a spring that is close to the end of its cycle life often breaks on the first cold morning. Vancouver winters are mild, but cold snaps still bring a clear rise in breaks.
- Is it safe to keep using a door with a frayed or broken cable?
- No. Take it out of use, keep people and forklifts out from under it, and leave it secured until it is repaired.
- Can you work before our first shift starts?
- Yes. We start as early as 7am, Monday to Saturday, and can plan work between shifts so a door is out of use for as little time as possible.
- What should we send before you come out?
- The door size, rough age, panel type, the operator brand if it has one, and photos of the damage and the spring and cable area. Let us know about access too, since space on city sites can be tight.
