North Vancouver Industrial Door Repair

North Vancouver is one of the wettest parts of the region. Damp and tree cover are hard on industrial overhead doors, and we repair the rust, swelling and spring damage they cause.

Replacing a bent section on a large warehouse door

The short version

Industrial door repair in North Vancouver often means rusted tracks and rollers, operators straining on doors that have swollen in the damp, and springs that break on cold mornings. We also fix sections and track bent by forklifts or trucks, worn hinges and leaking seals. Most repairs take a few hours. We quote before any work starts and keep only one door out at a time.

  • Rain increases sharply toward the mountains, so hardware rusts faster
  • Doors that swell in the damp make operators strain
  • Upper areas like Lynn Valley and Blueridge get more snow and frost
  • Frozen seals and spring breaks follow cold snaps on the upper slopes
  • Quote first, one door out of service at a time

Rust and wear from constant damp

Heavy rain and tall cedar and fir keep many North Vancouver sites damp year-round. Tracks and rollers rust faster, hinges loosen, and a door that once rolled smoothly starts to drag and shudder. The damp months are when this wear shows up most.

We replace rusted rollers, hinges and track sections, and change springs and cables showing corrosion. From Lower Lonsdale to Seymour and Capilano, we check the hardware for rust at every visit.

Operators straining on swollen or heavy doors

When a door swells in the damp or its springs weaken, the operator takes up the difference. You hear it labouring, the door slows down, and eventually the operator quits. Replacing the operator alone doesn't fix that.

We balance the door first. That means checking spring tension, replacing tired springs, and freeing up rollers and hinges. Then we look at the operator. On doors that cycle all shift, high-cycle springs cost more up front and last much longer.

A door that drifts down or won't stay open for loading has the same root cause and gets the same fix.

Snow, frost and the upper slopes

Upper neighbourhoods like Lynn Valley and Blueridge get snow and frost more often. That stiffens doors and stresses springs, and seals can freeze to the floor after snow. Clear ice from the bottom before running the operator, or the seal can tear and the bottom section bend.

If a spring or cable breaks, keep people and forklifts out from under the door until it's repaired.

How we schedule North Shore repairs

We quote before starting. Most spring, cable and roller repairs take a few hours. Several sections or full track runs take a day or more. We work Mon–Sat, 7am–7pm, timed around your shifts and shipping windows.

We also serve Vancouver, Burnaby, New Westminster and Richmond.

Common questions

Our operator sounds like it's working too hard. Is it failing?
Possibly, but the door is the usual cause. Damp, swelling and weak springs make it heavy to lift. We balance the door before deciding whether the operator needs work.
Why are our tracks and rollers rusting so fast?
North Vancouver's heavy rain and tree cover keep hardware wet most of the year. Replacing rusted rollers and track before they bind saves the operator and springs.
The door froze to the floor after snow. What now?
Don't run the operator against it. Clear the ice along the bottom. If the seal is torn or the door lifts crooked, take it out of use and call us.
Can a door bent by a forklift be repaired?
Usually. Bent sections, struts, track and brackets can be replaced on their own. If most of the door or track is damaged, we'll say plainly that repair may not be worth it.
What should we send before the visit?
The door size, rough age, panel type, operator brand if there is one, and photos of the damage and the spring and cable area.
