New Westminster Industrial Overhead Door Repair

We repair overhead doors on industrial buildings in New Westminster, from older doors with extension springs on steep sites to modern sectional doors on the flat land of Queensborough.

Replacing a bent section on a large warehouse door

The short version

Industrial overhead door repair in New Westminster covers older doors with extension-spring systems that fail in cold snaps, doors off track, and modern sectional doors with broken high-cycle springs, cables, rollers or impact damage. Steep slopes and tight access make some jobs harder to stage, so we plan ahead. Most repairs take a few hours, and we quote before any work.

  • Older extension-spring systems fail more often in cold snaps
  • Steep sites and tight access mean equipment has to be planned in advance
  • Queensborough sits low beside the Fraser River on flat land
  • Damp weather wears door frames and hardware
  • One door out at a time, quote first

Older doors and extension springs

New Westminster has some of the oldest building stock in the region, and older doors here often still run on extension springs. Those stretch along the horizontal track rather than winding on a shaft above the opening. When one breaks, it can whip loose unless it has a safety cable through it.

Older springs fail more often in cold snaps. We replace worn extension springs and their safety cables, and look at the pulleys and cables at the same time. On a busy door, we can talk through high-cycle springs, which last much longer under heavy use.

Doors off track are another common call. Worn rollers and loose hinges let the door wander until a roller jumps out.

Steep slopes, tight access and the river flats

Slopes down to the Fraser leave many lots steep and partly shaded, and access can be tight around Sapperton, the Brow of the Hill and the West End. We ask about access before we book, so parts and equipment come on the first visit.

Queensborough is different. It sits low beside the river on flat land, with newer buildings and modern doors. There we see more broken springs, worn rollers and seal wear from damp weather.

We also serve Surrey, Burnaby, Port Coquitlam and Coquitlam.

Other repairs and scheduling

  • Sections, struts and track bent by forklift or truck strikes
  • Doors that drift down or won't stay open for loading
  • Worn perimeter and bottom seals
  • Operators straining on an out-of-balance door

Spring, cable and roller work usually takes a few hours. Several sections or a full track run take a day or more. We work Mon–Sat, 7am–7pm, planned around your shifts so only one door is out of service.

Common questions

Our door has springs along the tracks. Is that a problem?
Those are extension springs, common on older doors. They work, but if one breaks without a safety cable through it, it can whip loose. We replace worn ones and fit safety cables.
Why does our older door keep coming off track?
Usually worn rollers, loose hinges or a bent track section. We replace the worn parts so the door runs true, rather than just putting the rollers back.
Our site has tight access. Can you still do the work?
Yes. Tell us about access when you book. We plan the equipment and parts ahead so the job gets done in one visit where possible.
Can a door hit by a forklift be repaired?
Often. Sections, struts, track and brackets can usually be replaced on their own. If most of the door or track is bent, we'll tell you plainly.
Is a door with a broken cable safe to use?
No. Take it out of use, keep people and forklifts out from under it, and leave it secured until it's repaired.
What should we send before you come?
The door size, rough age, panel type, operator brand if any, and photos of the damage, springs and cables. Mention access too.
