Rolling Steel Door Repair for Surrey Warehouses and Yards

Surrey's industrial buildings run their doors hard, and trucks and forklifts take a toll on large rolling steel curtains. We repair the curtain, barrel, guides and operator with one door out at a time.

The short version

For rolling steel door repair in Surrey, we fix the problems that stop large industrial doors: slats bent by a truck or forklift, curtains jammed in their guides, barrel springs that no longer hold the door up, damaged bottom bars and operators that won't move the curtain. Most repairs take a few hours. You get a quote before work starts, and we plan around your shifts.

  • High-traffic doors cycle more, so springs and guides wear sooner
  • Impact damage is the most common reason a large rolling door stops working
  • Inland areas like Cloverdale and Clayton Heights get slightly colder nights, which shows up in spring tension
  • Only one door is taken out of service at a time

Impact damage on busy Surrey doors

Doors that cycle all day get hit. A trailer backs in a little crooked, a forklift mast catches the bottom bar, and the curtain comes out of line. On a rolling steel door, that usually means a few bent slats, a guide pushed away from the wall, or a bottom bar that no longer sits flat.

The good news is that most of this is repairable in sections. We cut out the damaged slats and fit matching ones, straighten or replace the guide and re-anchor it, and replace the bottom bar and its seal if it's bent. A whole curtain is rarely needed.

The main thing is to stop using a damaged door. Running a curtain with a bent slat or a loose guide spreads the damage to the next slats and puts strain on the operator.

Colder nights inland and what they do to spring tension

Surrey gets less rain than Vancouver, and South Surrey sees more sun near the bay. Inland areas like Cloverdale and Clayton Heights get slightly colder winter nights. On a large rolling door, a cold snap is often when a tired barrel spring finally shows itself. The door drops, won't stay up, or needs two people on the chain.

We retension the spring or replace it, then check that the curtain balances so the operator or chain hoist isn't carrying the load. It's worth doing before winter on doors that already feel heavy.

Planning the visit and getting a quote

Tell us the width and height of the door, whether it's chain or motor operated, the operator brand and send a couple of photos of the guides and damage. We quote before any work starts.

We book around your shifts and shipping windows, take one door out at a time, and work Mon–Sat, 7am–7pm. Most guide, slat and tension repairs take a few hours. Curtain sections and barrels take longer. We also serve New Westminster, Port Coquitlam, Coquitlam and Burnaby.

Surrey: local conditions

  • Surrey gets less rain than Vancouver and the North Shore, so rust builds more slowly than on the coast
  • Inland areas like Cloverdale and Clayton Heights see slightly colder winter nights that expose weak barrel springs
  • Cold snaps bring a spike in spring problems across the city
  • South Surrey gets more sun near the bay, which dries out bottom seals over a summer

Common questions

A trailer hit our rolling door. Can it be fixed without replacing it?
In most cases, yes. We cut out the bent or torn slats, fit matching ones, and straighten or replace the guide. A full curtain is only needed when the damage runs through most of the door.
The curtain is stuck off its guide. Can we run it down to close up?
Please don't. Forcing it bends more slats and can damage the barrel. Leave it in place, keep the area clear and send us a photo.
Why does the door drop when it's let go?
The barrel spring has usually lost tension. Retensioning or replacing it lets the door stay up and takes strain off the chain or operator.
Our operator hums but the door doesn't move. Is the motor gone?
Not always. Binding in the guides or a spring that has lost tension can leave the operator unable to lift the curtain. We check the door first, then the operator.
Can a chain-operated door be motorised?
Often, if the curtain and barrel are in good shape. We look at the door first and tell you plainly if it needs repairs before an operator goes on.
What do you need from us to quote?
The door's width and height, chain or motor operation, the operator brand if any, and photos of the guides and damage.
