From the low ground near Maillardville to sites closer to the hills, Coquitlam dock doors deal with rain, cold mornings and uneven floors. We repair them one bay at a time and quote before starting.

Repairing a loading dock door from inside the dock

The short version

Our Coquitlam loading dock door repair work covers broken springs, doors that are stiff and slow in winter, doors knocked off track by trailers or forklifts, crushed bottom sections and bottom seals that don't seal evenly on sloped floors. We give a quote before any work starts and schedule repairs around your shifts and shipping windows so only one door is out.

  • Higher ground in Coquitlam gets more rain, cooler nights and occasional snow.
  • Doors run stiff and slow on cold mornings, and worn springs tend to break then.
  • Sloped floors at the opening stop a bottom seal from sealing evenly.
  • Snow and ice at the door bottom can freeze the seal to the floor.
  • Photos before the visit mean the right parts arrive with us.

Sloped floors and uneven seals

Not every dock door closes onto a level floor. Where the slab at the opening slopes or has settled, the bottom section touches down at one end first and leaves a gap at the other. Rain and cold air come through that gap, and the bottom seal wears unevenly where it takes all the pressure.

Uneven floors also make doors more likely to come off track. A door that lands crooked puts side load on the rollers, and after enough cycles one of them can work out of the track.

When we replace a bottom seal or weatherstripping, we look at how the door meets the floor across its full width. We tell you if the floor itself is the problem, so you can decide what to do about it, and we set up the door and seal to close as evenly as possible.

Cold mornings on higher ground

Coquitlam's hillside areas sit well above sea level, so they get more rain, cooler nights and the occasional snowfall. Dock doors at sites closer to the hills feel that more than those down near the river.

On cold mornings, springs are under the most stress. A spring that is already worn often breaks then, leaving the door stuck closed at a working bay. Doors also run stiff and slow in the cold, so if a door hesitates on the way up or drifts down during loading, it is worth checking the springs and rollers before a full failure.

Snow and ice at the threshold can freeze the seal to the floor. Don't free it with a forklift. That tends to tear the seal and bend the bottom section.

Trailer strikes and same-day repairs

Most of the urgent calls we get are about impact damage. A trailer backs in at an angle or a forklift catches the track, and the door ends up out of line, with a crushed bottom section or damaged photo eyes and safety edge.

Send photos when it happens. With those we can often repair the door the same day, as long as the schedule allows and the parts are on hand. Most dock door repairs take a few hours per door, and replacing sections or track takes longer.

We take one door out of service at a time, quote before any work starts, and test the door through full cycles before you load again. We also work in Port Coquitlam, Surrey, New Westminster and Burnaby.

Common questions

Daylight shows under one side of our dock door. Can that be fixed?
Usually. It is often a worn bottom seal or a floor that slopes at the opening. We replace the seal and weatherstripping and set the door up to close as evenly as the floor allows.
Why is our dock door slow to open on cold mornings?
Cold stiffens rollers and tracks and puts extra stress on springs. A door that struggles in the cold may have a spring close to breaking, so it is worth having it checked.
Can you repair a door the same day it gets hit?
Often, when the schedule allows and the parts are on hand. Photos help us bring the right sections, rollers and hardware.
How do we cut down on forklift damage?
Track guards and bollards protect the track, a clear stop line helps trailers set square, and keeping the door fully open during loading keeps masts clear. We point out what we think is causing repeat damage.
Do you repair the dock leveller too?
We work on the doors at the dock. Ask about the leveller when you call and we will tell you if it's something we cover.
